I have actually done a few of these deals. I have a tremendous network and get deals undercontract from other wholesalers. My end buyer buys my assignment from the original w/s and also buys the assignment from the original w/s. It can get a bit tricky but not impossible. Just another creative way to do a deal.

You need to put "your name/or assign" as the buyer so that the seller know that the contract many be assigned. Otherwise you have no rights to assign the agreement.

I would tend to disagree with the scenerio in the last parpgraph. The world of investing and wholesaling is way too small to pull a fast one on another wholesaler. But yes there does need to be some type of contract in most situations. I do deal with another investor on a hand shake. It works for both of us and we do trust each other. He nor I can afford to go back on our word.

I know of an investor who did both but turned over the contract to another realtor to handle while they did the wholesale part of the deal.
I would imagine that you could hold such a person to a higher level in regards to comps.

A couple of things you need to decide on.
1. The rates you had posted are not for LLCs. Research and decide if you want to get one.
2. If you both can afford to buy 1/2 of a duplex, why don't you just ask your friend for his support/contacts to get you through your first deal.
3. It narrow's down you potential deals if you are looking at only duplexes.
4. You need to do a bit more research regarding the market in the area you are lookin at. Is it a Flip area or a rental area. This will determine how you rehab the property.
5. Look up your credit score for free at www.myfico.com or a similiar site.
6. Never consider a property a "home". Your emotions will get in the way of a good vs a bad investment.
7. Read everything you can about investing in Real Estate. Go to the library. Keep reading different threads on this site.

That should get you started BEFORE you buy.
