Minimal costs until you get rolling then you may need more cash to help propel your business with advertising etc. Depending on how you structure your deals you may not need any money down at all.

Your document at quick glance seems to be an agreement of sale. I use and have the investors I coach use a wholesale/assignment contract. You may want to have your attorney draw one up for you.
