Hi, I've been on vacation over the holidays. The Seacoast REIA group will continue on the second week in February. We met Nov/Dec but skipped January. Look forward to seeing everyone

Matt (and everyone else reading this thread),

I started the Seacoast NH REI meetup and have held it for the past couple months. I will be creating a Seacoast NH Group somewhere so we can subscribe, but I am posting it on the Events section here and EventBrite. I haven't done December's yet. Probably December 13th or 14th depending on what days I can get a bigger room. The KW sharktank was good last time, but we had two full sessions of about a dozen people each.

Hi, Megan. I am in Somersworth working on property today, and just had an FHA inspection on another property nearby. 1. FHA inspection was crazy detailed. There's like 30 pages of things. This will probably kill the closing I had scheduled on the 30th. You said appraiser, but if you meant FHA inspector, we can compare notes. 2. @Ann Bellamy has good point. 3. You asked for proof of residential... Possibly write a note saying "I am moving because our current home is too small/is located in a less desirable part of town/whatever is true. We are want to move into this new residence because its fixed up/smells better/is bigger. This residence is zoned residential, would be owner occupied, and used as our residence. It is not a commercial building"

Note I didn't say anything about what a great investment it is or if I plan on renting part of it out. Nor am I mentioning Multifamily. 

My limited understanding is that Multifamily can get owner occupied SFH financing without a problem unless its > 4 units (and therefore Commercial).

I also am on the same track for seacoast properties. It sounds like we have mirror-image goals. We ought to get together and compare notes. I have called the leading list provider, and there are very few leads from NH.

@Matthew Olszak  I used Teamwork Projects to keep track of my calls to contractors (tasks and subtasks). That worked well, but now those names are out of reach in an archived project. I am going to try Insightly for while. 

I called one of the top list providers. There are less than 1000 leads in all of NH. My issue is I don't want to farm all of NH, but just my local area. I am going to figure out how to get the public data, which I can make any list I want. I am confident I can sort it and figure out which person/LLC owns the most property. Which ones have owned property for 30 years and might be ready to sell it to me.

I plan on doing 2-5 flips per year once I get moving. I want to build a scalable process, hopefully using free tools. I am going to call directly the D4D homes I find, or the properties that I want to farm. I have about 20 homes on my D4D list without trying. Maybe I am being naive.
