Right. You have the right answer... no online tool will give you the right number. You have to work it out and do a CMA yourself. Thats where the skill comes in. You are gaining it.

So, you have already said your estimation of 10k was way low. I think your adjusted of 30k may be to low. (14k roof, windows, elect, unknown). You need to get estimate scope better. Find spreadsheet here and fill out expenses.

@Jonathan Twombly Thanks Jonathan for your informative post. I was using the BP calculators as my documentation for my previous two SFH flips/rentals and the future one.

Since I last wrote, I have an approved offer on the next property. 

I am planning on BRRR two properties per year, so a tool to help with documentation (rehabvaluator ) would be $30 per property to put together a package. I just paid for it to try it and will post an example for the BP community to provide constructive criticisms.
