I am thinking that Wave isn't going to work because it can't subcategorize, i.e. I can' seperate receipts among different properties. Love the scan feature, but I bet others can do as well.

I Just purchased 4 unit with keyring of 30 keys. Looking at better options because I plan on having many more rentals and want a scalable system:

1. $ Effective labeling of keys. Cheap option for now.

2. $$$ rekey kit and replace almost all locks. This seems $$$ for all new locks.

3. $$$ Smartkey system from Kwikset looks great. Anyone using it? Despite $$$, it appears to make management so much easier.

4. $$$ Get locksmith to rekey - $$$ and the current POS locks aren't worth it. I think each apt has at least 4 different brands, so the keys wouldn't match anyway.

5. $$ DIY rekey - Doesn't each brand have its own rekey kit? I think each apt has at least 4 different brands, so the keys wouldn't match anyway.

6. FREE - Live with it

I am going to label them effectively for now. Anyone use the Kwikset smartKey? Any recommendations on best way to manage?

Lets meet for coffee etc., maybe at Magrillas or the Garage.

I am looking for understanding of setting up easy accounting. (looking at Wave)

I can help with good contractors (roofing, tree removal, driveway all done in last weeks)

@Liz Murphy Does a squatter get the same rights as a tenant re: eviction?  I see a scenario where you start eviction and start small claims for back rent aka $6k or other large value, and then you can go to them and say "wow, you are in trouble. I can drop the $6k if you dissapear in the next 7 days"

Don't let this mess with your life. Get a good lawyer and get it done and behind you.

If you are doing these for legal reasons, quote three sources. (although I agree Rentometer is probably fine for reality purposes)
