@Thomas Gagnon, The Seacoast REI meets on the 15th of this month in Portsmouth. I plan on posting the details later today. This month we will have a discussion on Property Management companies and have a Q&A from a local seacoast Property Management company. Thanks for the referral @Ann Bellamy.

Megan and Husband,

We had a great discussion. Wide ranging skills and desires represented. People specializing in Dover college rentals, other experienced investors with experience of 20+properties, Wholesalers and realtors. We had a great Q&A roundtable that helped everyone. Next one March 15th. Sending notice soon.

Yes, you are buying too much. With a baby, you don't automatically need a $500k house. Whatever your style is, I guess.

my style would be an B+ 3/2  and put the other money towards retiring me. THAT is what the kid needs :)

I didn't mean to come across negative there on the fee based REI meetings. They are well run and have justified their existence in our free market. My suggestion is connect with others and read up on how to hire contractors.

I have discovered that contractors and realtors feel that low end investors aren't the best customers. I did find some companies (would have to dig up my notes). That quad in Rochester was quoted at $100k to fix, and was just too much risk. The bank selling it didn't have its paperwork together, and defaulted on the contract (I didn't extend).

I don't have a real referral, because I haven't hired anyone. I am pretty sure all my quotes were crazy because no one wanted the job because they can make more money much easier with homeowners.

Goto a REI meeting (that isn't trying to take your money) and talk to people.

Sara, I aim to hold them the second Wednesday every month. I have been out of the country, so I skipped January.

All are welcome. The meeting is going to be in their big training room, so we should have room.
