With all the tech out there, I don't use texting, phone calls, or mailers. I use our site to generate leads. Why would you use 1980s sales tactics in this day and age. Just a suggestion.

Hey Steve, I highly advise against mailers and texts, they hardly work and are a big waste of time. I been doing this long enough to know unless you have a lot of money to waste the success rate is not that great. I generate all our off market deals through our site. In this day and age you should be able to use technology to your advantage. Mailers are literally from the 80s so why would we think it works for todays times? Connor, I wouldn't really waste any money on mailers and texts, in my experience they have a very low success rate and takes an awful amount of expenses and consistency to achieve a stream lined lead process. There are tons of other ways in this day and age using tech to get in front of motivated sellers. Let me know if you have any questions, good luck!

I live in New York, my wife has been considering moving to North Carolina. We don’t want really established neighborhoods because they are too expensive but also don’t want to be in the middle of no where country. What are some areas with good school districts worth looking into? Looking to visit second week of November.

yes, people are still doing it, except its a concept from the 1980s. People cold call and send mailers and wonder why they aren't doing constant numerous deals. I focus on a different strategy, using technology to get in front of motivated sellers and they come to me. I think driving for dollars, mailers, and cold calling is outdated, but also not a great use of time.

Donald its a great way to gain research, but a horrible way to gain leads. In this day and age of technology you are pretty much getting leads, skip tracing them, then calling or texting them then hoping someone reaches back out to you. The way I get all my leads, which works even when I am sleeping is reverse engineering. Motivated sellers come to me. Using marketing online (which isn't even all that expensive) you can gain easy traction into turning those leads into flips or wholesale deals. Hope this perspective helps.
