I don't think any market is too hot, in fact the hotter the market the more chance of success and higher sale values if you are a wholesaler. The question is how does your marketing strategy of obtaining motivated sellers differ than the rest. We are in New York and make a killing in this saturated market because what we do works. I would contact some local real estate lawyers who deal with foreclosures and tax delinquencies and maybe they have an idea.

Honestly, its just the basics of doing your hw before you go to the auction. Zillow, prop stream, drive bys, and asking neighbors questions are simple practices. The whole idea of an auction is that you are taking a chance.

Hey Philip, my suggestion is focus on bringing business to you as opposed to finding business. Almost like reverse engineering. In this day and age of technology you won't see much success with postcards and letters. I suggest you focus on online presence because you also are building a brand with google (as time goes by most likely you will get more hits and pop up more during searches) this is almost like owning your marketing as opposed to renting your marketing. Your best bet is to ensure you are driving traffic to your site. In my experience as a cash investor who works with wholesalers and finds his own properties our site is our number one lead generator. Having a successful site is like OWNING vs renting your marketing like postcards, sms, etc. and overtime you generate more equity in your site over time. Anyways, hope it helps. I wouldn't chase a deal like that unless it really makes sense. As stated early, it essentially is a nonrefundable 10K, OR its in a contract that they get the upfront money and have to pay back later after property closes. Long story short, stay focused and don't chase deals. In your career you will run into the most oddest situations - they don't tend to be worth it most of the time.

Francisco, good question. Honestly these type of marketing only works when you can keep up for an ongoing 6 months or so at the minimum.It takes time, money, organization, but in the end you are marketing to the same lists that you and a million other wholesalers are trying to do. You should think about reverse engineering, like having a successful site so people reach out to you. That's how we get 75 percent of our business. Doesn't mean it can easily be done, however its the gift that keeps on giving as opposed to you "renting" your marketing and keep buying lists and all the different softwares. Most likely the agent had a signed contract with the owner that they are marketing it for an X amount of time. You can always touch base with the owner and see when that expires.

@Jake Hill I think it also depends on the contract. You really aren’t marketing the property. You are just aligning two contracts. But this “gray” area has been around since the beginning of time. You won’t find clear cut answers. Specially on bigger pockets - it’s a divided answer. And also people who say negative thoughts on wholesaling usually have gone about it the wrong way. That’s why texts cold calls and mailers don’t work. It’s overly saturated. However there are many unique ways you can stand out. It all depends on your business mind set as well to get creative.
