@Brady Wiley I do it a little differently I don’t use investor carrots sites for a few reasons it’s like renting your website vs owning your website. As time goes on you build value in your own site as opposed to “renting”

Plus seo through third parties are much more expensive and driving for dollars bird dogs usually don’t much motivation to bring a deal to the table.

Every title company hands that - your best bet is taking a few local ones ask them for a cost sheet workup so you can compare the constant fees and the variable ones so you can make an informed decision on who to work with. Usually the ones with the most review are the best ones from my experience.

Everyone is here selling their own self - like Joe said there are different ways of doing things. People have different skill levels and different budgets.

Everyone knows a Ferrari rides fast (SEO) doesn't mean everyone can afford it or is intermediate enough to handle it (ie driving fast and crashing it)

There are different strategies for all - I use all but do agree most of my leads are from my site, of course I also have the budget to maximize it.

Hey Brady, you will here so many different kinds of answers. I think you have to think a few things into account. Its like running a business, you want to be cost effective, efficient, and mindful of your time. Many people spend tons of money on buying the same lists sold over and over again to everyone. Mailers are like any other junk mail and costly. Driving for dollars isn't a great use of your time. I get 75% of my motivated leads through our website, but has to be done correctly. Anyways, DM me if you have other questions and hope this put some perspective to your question. 

In the day and age of technology we shouldn't be driving for dollars or using antiquated marketing techniques that were used in the 80s.

Hey Javon, that's exciting to start a new endeavor. In order to receive great value on bigger pockets I would suggest asking specific questions that you are running into. I post on here quite often and have found it always hard to give generalized ideas of what's working and what is not. I think specifics would give you more value. Hope this helps. Maybe you can google some local real estate meet ups? Or post on FB or BP? Have you also thought about how you would get in front of motivated sellers? Usually the typical "marketing" strategies that "everyone" uses has an extremely low chance of success. Dm me if you got questions.
