CRM systems usually come into play when you want to manage many leads. If you are new to wholesaling might be too early to look into a crm system. Do you have a strategy on how you want to get in front of motivated sellers?

Most likely you need to involve a lawyer, there also could be a will or trust in place even though the house might not be under a trust. Someone might be titled to the house in a will. Best bet is to touch base with a decision maker and ask a few more questions.

You can maybe use prop stream, but that is a service you pay for. I have seen you posting a few times. Are you a new wholesaler starting out?

Quincy, I am in New York as well. Thinking about buy and holds in North Carolina. I do mainly flips in New York currently.

Sounds like this is an actual contract, not the assignment to transfer contract. Not familiar with Colorado rules though, I am in New York.
