Since you are looking for lead generation for yourself and looking to keep your current job, cold calling is like pulling teeth. One because of the time constraint and two the success rate no matter how good you are is hard because it’s like finding a diamond kn the rough. My suggestion (as I am a cash investor who buys ans holds and flips) is digital marketing like a site etc. anyways that works best for me and solves many issues in terms of time money and intentional marketing. I think cold calling, direct mailers, texts, and skip tracing are all outdated ways of reaching OFF MARKET cash deals. Its tactics used from the 1980s, we shouldn't be using them with all this tech that's available to us now. Ask yourself, when was the last time you bought or did something because someone randomly called you or you opened a junk mail...I generate all my leads digitally. I think mailers, cold calling, and texts are strategies that are completely outdated. For example ask yourself when was the last time you bought or did something because someone called you or because you opened a junk mail and it applied to you. I think all of it is a waste of money and not efficient. I am a cash buyer and I also generate my own leads through our site, its not as easy as I made it sound however its the gift that keeps on giving. Let me know if you have any questions.

Chris, I love stories like yours because all you have to do is something a little different and you can be successful. YOU DO NOT NEED TO BE WHOLESALING FULLTIME to make money. I run 4 different business along with a full time salary job. From flipping homes, to being in finance, interior design, and wholesaling. I get use technology to my advantage. YOU, me, and Jeff Bezos have the same 24 hours, why is he able to run a billion dollar company and go into space? Its all about efficiency and strategy. Anyways, reach out if you have any other questions but I don't think you should be working for free, you should be working for yourself till you get to where you need to be.
