Hi guys / all great tactics except in the day and age of digital marketing and technology I have built a massive lead generation system. It’s working very much smarter and more intentional. Many people haven’t mastered it that’s why they stick to old school ways of doing business. just my thoughts though.

@Ryan Guffey your best bet is to think about a lead generating system where deals come to you since your time constraint. Lead generation isn’t hard if you have a system set up. I flip 6-8 homes a year and I work full time so it is possible. Hope this gives you some direction on what to think about.

That’s a pretty general question - you can find homeowners anywhere. The distressed motivated homeowners are the ones that are harder to find but still possible. Have you thought about your 30 day plan 60 day and 90 day plan? I feel if you are farely new you should give your self small actionable to do lists to cross off and achieve.

Hey guys - it’s a fine line between a license and wholesaling. I am a cash buyer and started wholesaling from the beginning but now I have ma y properties I hold and rent but also buy all cash and flip. What specific questions do you have that I can be helpful in answering?

I disagree - I think you can do a lot with 100k and hard money leverage. I currently flip homes specifically in Long Island and I get the properties anywhere from 250k to 325k and make a 50-90k profit minimum. It’s a absolutely possible you just need to get in front of distressed homeowners easily.
