Follow your dreams! Just kiddding. Simply said above - it’s a telemarketing job. If you really are serious you can do it all on your own and keep everything but that requires planning and pretty much starting your own business in which all basic rules apply knowledge, capital, etc.

Hey James, rehab costs def has gone up so you would have to account for an at least 25 percent increase. I am in Long Island myself - are you talking about Levittown? Dm me if you have anymore specific questions. I buy homes all over Long Island as well.

@Daniel Hurtado I think as soon as the unemployment benefits run out, and the housing market cools off, and the banks start foreclosing on these people who were protected then the opportunity for distressed sellers will decrease. Most wholesalers fail because they don’t have an efficient way of finding properties. I as a cash investor find my own deals and flip. I have a process in place that helps us get in front of distressed homeowners efficiently so it works for me. Long story short - there will be even more opportunities in my opinion.

@Brian Dusape the best advice I can give you to get into virtually finding properties is have a streamlined process. Our main lead generation is our site. I suggest you put a nice concise process in place to capture leads. Finding a buyer is the easy part.

@William J Lhotsky my suggestion is to speak to your accountant first. If you want a lawyer to help you set up your company that’s way too expensive. There are many links you can efficiently use to build your own. I am in New York and there are many meet ups between New York and Jersey you can also find. We have one in Long Island July 24th.

@Eugene Rabinovich Hey Eugene it’s a great start, it’s not easy however it is very doable. I do like that you are giving yourself timelines to complete each task of learning. The more you keep moving forward the faster you can get to your goals. People spend way too much time learning first when you can access the less important info as you progress forward. Anyways shoot me a DM if you have specific questions. Not easy to answer all your questions in a post. Also, you should see if you can join local meet ups but beware of sharks selling you programs.
