@Eva Jensen I live in southeastern pa and have been successfully investing for a little over 6 yrs. feel free to give me a call. I would start by reading or using audible to read books on investing. There is a lot that goes into really understanding all that is involved and you don’t want to waste your windfall. You need to first gain the knowledge of real estate specific terms, strategies, running numbers, etc... before you buy anything.

Hello @Cassandra Sifford go the house they are currently living in to Look over their housekeeping skills.... you can learn a lot from that visit. An application and a five min interview at your new rental won’t give you the REAL answer to that question. You can usually tell if they only cleaned up because you were coming by. 

Hi @Mark McNaughton, real rental prices are marketed through Zillow , Trulia, and Hotpads in the Philadelphia market. If you look around on any of the sites listed above and set the filter criteria to something comparable to what you are looking for you should find a reasonable answer.
