I'm looking to purchase a multifamily property. The size can anywhere from a duplex to around a 15 unit value add property in Delaware County or Chester County Pennsylvania. Thanks for reading.

I think hardwood laminate would look good and not be any different than actual hardwood floors throughout which is very desirable right now. The least amount of carpet the better in the long run. (High dollar repairs) I would keep extra laminate on hand for repairs in the future. Lots of luck to ya!

Looking for a Good Book that deals with Hard Numbers on what works, and what the ratio is for NOI:Assessed Value.

I hear a lot about the 1% rule for SFH, but at 1% you still really can't make money on multifamily once you include all the other expenses of a multifamily and a mortgage.

I currently own 10 rental properties and am looking for a property management software that I can grow with.  I know there are a few program names that keep popping up on this site and I am curious as to the pros, cons and what everyone would you do differently if they could do it all over again?
