Is the ARV over 100k or under?

@Gita Faust I'm sure you have an initial setup fee to get started. How much are your services? Is it per house or is it a percentage of the gross income?

Hi Bob, what cost are assoc. With a LOC? Application fees, any closing cost etc? Is the LOC secured by the real estate?

@Ayodeji Kuponiyi you have to determine how much you want to cash flow per door. If you like to cash flow $100/door on a small property don't compromise when evaluating a larger one and cash flow $50/door due to volume. If you have a process that works and is profitable stick with it.

Ayodeji, I think if a property (Large or small) does not meet the 1% rule you'll be hard pressed to turn any real cash flow. If the property is a value add or the taxes are extremely low you may have a possibility for some cash flow but it won't be a strong enough return for me to get involved. I like to INVEST in real estate, not GAMBLE.....
