May I suggest joining one of our local Las Vegas REI groups? Go to meet ups.com and find some. I personally go to the Outback and BP Henderson meetup. Maybe I'll see you there sometime. @Miguel Alfredo barrios your in the right place to learn! May I also suggest you join one or more local REI groups and also eventually find a mentor when your ready. Set your goals and as @Robert Adams said, know how you want  to finance your deals and have your sources ready to go.  Those in this biz that say no money, zero down aren't necessarily telling it all.  It takes money.  It can be done but not done well or good for your business.  There are better ways.  There is money out there so get to know people.  This is a people business, not so much an asset business, hahaha!  Although assets help, lol!  Sounds like your starting out with gaining great knowledge.  Keep it up!  @Thomas Bouchereau I'm also in Henderson.  Great to see you on here!  Are you an agent also investing or just focusing on being an agent?

@TJ Ward. Welcome to the BP community! There is plenty of information and people willing to help you along the way. I suggest you go to several of the REI groups in LV to meet many local investors face to face as well as on here. Go to Meetup.com to find them. I like going to the LV Bigger Pockets group in Henderson as well as the Outback. There are others as well. Friendly people all willing to help one another and share in the excitement of what they are doing. Very relaxed. Feel free to look me up. I'll send you a contact request. I think the best thing that helped me get going initially is something that I used to brush off when others would tell me . . . set specific goals. Without goals, it'll never happen. Write it them down. Break them down to specific steps. Find your one big motivation - your one thing! Hope it helps. Hope to see you around LV!

@Account Closed, joining the local REI groups is the best way to go. I applaud you for sticking yourself out there and asking to get a mentor but may I advise you to come to Vegas first, get your feel of the place and go to some REI groups and meet lots of people. Then pick and choose who you want to be your mentor. A mentor is very important and you want a good one. Don't just grab whoever responds to your plea on here although there are many, many wonderful people here willing to help you, they may not meet your criteria. There will be a lot of information coming at you fast so just take your time and absorb. I think a lot of people fail because they jump in too fast, think they are ready without doing their "homework" first, then start digging themselves out of a hole only to quit later. Start out on the right successful foot first! Pick your own mentor. Take your time. Glad to have you on BP and I will probably be seeing you around the REI groups in LV!!! btw, this is just my opinion and everyones got one, lol!!!

I am going to throw my two cents in here.  I don't think this is a black and white answer.  Like any business, only YOU can decide what is right for YOUR business.  Do you want to move more at less profit or move less with more profit?  A couple things to consider to help you make a decision:  

1.  Greedy pigs get slaughtered.  Your reputation is everything!

2.  This is more a "people" business than a "property" business.  If you are truly in it to help people and get to know people with integrity, you will move more inventory.

3.  Consider each deal.  If you are passing off a deal of a lifetime and it is a win, win deal you could charge more of a premium because you are offering a great product.  If you are passing off a quick, scrape by deal be careful of how you present yourself.  You want future business.  Always look to the future.  Would you want to buy from you?

Just some thoughts!

@Leah Ezra Just keep asking questions and keep learning. Stay humble and listen. Meet lots of people. Yes, a mentor would be an excellent idea for you if you could find one. Go to REI groups. TAKE YOUR TIME!!!! It is much easier to take time to do the right investments than taking lots more time overcoming mistakes. Besides, reputation is everything in this business. The more I learn, the more I learn I don't know as much as I think I know, lol!!! I have a saying "you don't know what you don't know". I wish you much future prosperity in your new ventures. I like that "A re-introduction"!  Its kinda a like a stores Re-Grand Opening!  Sounds like you've got a strong team going on there!  Good job!  Welcome again and glad to hear your learning and have a plan.  I'll be seeing you at one of the meetups soon.  I've been travelling and keep missing the last few.

I respect Carl Icahn, as many do, and know he is very careful in his choices.  I wonder if others will follow? People are like cattle, when one goes, they all do without asking why.  Ok, not all people but you get my point here.  Thanks for the article @Robert Adams.  2016 is going to be an interesting year economically all the way around.  Its a coin toss!

Welcome @Alex Alvarez.  Best wishes in your new business.  There are a ton of resources to pool info from.  BP is awesome!  There are great people here.  Get yourself a mentor to bounce things off of and watch what they do.  Maybe help them out in their own business to learn the ropes.  Read, listen, learn and watch but networking is also very important.  You won't get bored!
