Welcome to BP @Elham M. Soltani!  BP is a great place to network and learn from.  There are lots of lenders here on BP from LV area.  Take your time and get to know them.  Get referrals.  Build a good team.  That will be your strength.   I always say "you don't know what you don't know" but your team can help you out as you learn so make sure you have a strong one.  Some people come in all hell bent for the quick money but for me, I'd rather take my time and build foundation of good knowledge, team and system before I make too many moves so that when things role out, I have confidence and support!  You will make mistakes so just know it going in but personally, keeping it to a minimum is a good game plan!  Run off of what works for others.  Don't try and reinvent the wheel!  Adjust accordingly.  You should do great!  Relax and have some fun.

Good to hear from you again Robert!  Sorry I've been out for several weeks due to a unexpected health issue. I ended up travelling out of state to see some doctors.  Just got back a day ago.  I hated missing our Henderson Meetup last month but will be going tonight to the Outback meetup in LV.  Already getting my ears back to the ground running!  Will let you know when something comes up.  I've got a few on my list I'm checking out now.  We'll see how they turn out.  Hope to run into you at some point!  Happy Holidays my friend!

Coby, welcome to BP!  Its great to have you on with us.  You'll do better advertising your property if you put it in the Marketplace.  That is where we put our "solicitations" for all to see.  The forums is more for getting to know people and education "ad free".  Just letting you know for next time but I'd still go put it over there as well so you can get more to see it.   So tell us a little about yourself!

Check out Phillip Dwyer if your looking for a property manager in LV. Great guy with integrity. He is a realtor in Henderson area who heads up our REI group here. I don't do buy and holds so I don't have any advice in regards to property management or the market as a whole in LV for rentals at this point in time but good luck to you in your endeavors!
