The trick is to find a GC who is great and growing his/her team so they can accommodate new business. I have two names to drop, but I don't want to put it up here just yet. Selfish, I know. PM me for details. 

Items to keep in mind before you hire a GC:

You want to see a CURRENT project they are working on to see if they have a professional-looking team and that their site is clean and safe. IF you have a GC working on a multi-family you want the site to be safe so other occupants don't get hurt around the project. 

Keep in mind when you go see a current worksite you are getting a picture of what your project will look like if you use the GC!

You want them to have Workers Comp coverage and a GC license

Meet them on-site when they go for an estimate so you can meet them in person and share your vision for your renovation or have your realtor or PM meet them in your stead. 

A trick I use: When they say "I'll have an estimate to you in a few days" ask for a specific date. If the estimate is late I will almost always disqualify the GC. Lateness is a bad sign. Hold your GC accountable to deadlines early and often.

I'm looking for a reputable builder in Chattanooga to build a few single family homes. If you have worked with a builder in the past and would like to recommend them I would greatly appreciate it. This person should specialize in new construction building. Thanks.

I am in the process of switching to a smaller community bank or credit union. Anyone have suggestions on small community banks that lend on real estate (not only residential loans but also commercial and investment loans as well). Thanks for your suggestions in advance.
