Real estate may not take a hit. It will be interesting to see if landlords get a bailout. If not I will just see it as a buying opportunity as I’m creating a distressed asset fund to be liquid when the market does pullback as insurance. Rates are at historic lows even lower than the old historic 3.3% rates. This may just prove how strong of an asset class real estate is minus the last man made crash of course.

I see a lot of landlords boasting about still getting rents; it’s those landlords with “professional tenants” that like to milk the system that will have the most issues. Good thing I rent to insurance companies and other government paying entities (they pay early 😁)

Hey BP, I’m looking for a dependable showing agent for today to show 3-4 homes at 2pm. Homes are in Ooltewah & Harrison. I’m paying $25 per house shown.

Because you still have to put up the capital first for the rehab and then the HML will come and reimburse you once items on the budget are complete. Thats why I only need a debt partner for this deal aka Lender not equity parter. 25% return on your money not the profit.

I am looking for short term debt financing for a flip. I already have a hard money loan in place but I'm looking to bring on a debt partner for the rehab. Im looking for $15,000 with a 25% return on your money with a 90 day turnaround. Renovations will take 3-5 weeks to complete looking to get the rehab started right away.
