What was the purpose of holding the house for almost more than 1.5 years? Did rehab take this long? did you advertise property to rent before or advertised to sell before? 

If you have sold few houses in the past and your initial intention with this house was to flip, you gain is ordinary gain, not capital.


If you bought a property for rental, tried to rent it, and held for appreciation, it might be considered investment property and you might get capital gain treatment. We need more information to tell you what exactly is happening here. 

If it does qualify for capital gain treatment, You have to own a property more than a year for the long-term capital gain treatment. 

 Yes thats how long the rehab took.

I purchased a townhouse in December of 2016. Never occupied the property, just fixed it up. Im looking to list it next week but want to make sure I am in the clear of paying capital gains taxes on it. How long do you have to own a property in order not to have to pay capital gains taxes? Thanks.

I have been thinking about taking CCIM courses to further my knowledge base in Commercial Real Estate. Just wanted to know if anyone has theirs and the benefits you gained from taking the courses.

 Well Richard I spoke with Kelly via private message and regardless of how you feel it may "Look" it was a coincidence. With that being said, she told me that they have their meeting on the 3rd Thursday of every month in which I will be in attendance from here on out. Real Estate is a team sport & I'm here to work with everyone, not compete. So just to clear it up for you I didnt know about their event but I will be in attendance  next month. Thanks

 Oh wow, I didn't know that. I see how that my conflict. But this is the only date they could give me :-( Since I am already booked we will proceed with this event but in the future I would like to work with the host of that event so we don't have this issue again. I will send you a PM.

Atlanta is on fire right now. Theres still some deals out here but its hard to compete when some buyers are overpaying for properties. Im from Chattanooga, currently living in Atlanta and from what I am seeing is a lot of investors are moving to the secondary markets.
