@Dooreuhn Cee  Carpet does not always do very well in rentals for me especially when pets are involved.

@Jared K.  my pet deposit is $400 non refundable but my rent it $1900 a month and I know the damage amount could easily exceed the $400 but that is just the non-refundable portion, they pay an additional $1900 damage deposit that I can take from for damages and anything above that goes to court.

My rent is due on the 1st of the month and must be received by the 4th (this is due to holidays and weekends etc) and on the 5th of the month they owe an additional 10% of the rent that is owed. No grace period, in my mind if you have a grace period of an additional 5 days just make it due on the 10th. I would say charge the late fee this is tenant training. Do you know why they continue to be late? because you let them be late.

I agree with @Nicole A. I might give a break once but beyond that you have to abide by your lease or the tenant will run all over you. 

@Roy C. I try to limit it to 10 hours a week. I am doing my MBA as well so it takes some discipline because REI is much more fun than my classes.

@Ryan Billingsley  if you already have other qualified tenants willing to pay more for the units I would go with them. One advantage you have is that if the units qualify for section 8 then you always have that to fall back on but I personally would not use that as plan A.

@Nicole A.  brings up a good point that kids can do just as much damage as pets can. Everything depends on the situation and the type of tenants you are looking at putting in the unit.

@Ryan Billingsley  I have dogs as well and know it can be a pain trying to find a place that will allow pets. I put tile and wood floors in so the pets do not really mess up the floors but I do check for scratching on the doors when they move out but the pet deposit is supposed to cover that stuff. I know that it is very possible that a dog could do more damage than what the pet deposit can cover but that is a risk I am taking. 

One more thing to consider is where you live, some HOA's do have breed restrictions, something to think about if you have a HOA.

@Troy Smith  you can call and ask what thy have available if they say nothing then you know they are full, if they have something tell them you think you need a bigger size and ask how many smaller ones they have available. You may have to ask a few questions about sizes and prices to get more info out of them.
