@Casey Lipe  welcome to the site. One strategy you may consider is to buy a house at every duty station then rent it out when you leave. That is my plan although I was at one duty station for 19 years so I did not have the opportunity to do that. 

Obviously the market has to be right but renting near a military base is usually quite do-able.

@Jason Borowy    Usually they will lower the starting bid if there are no bids which draws interest but you are right some times they have a reserve that just does not make sense. I would say if the numbers do not work, just look for another property.

@Naga A.  that seems really high. Look at Lowes or Home Depot and see what the square foot price is in your area. I am thinking less than $5 a square foot.

@Tony Rosa  I would take my time and do my research here, then if you still have questions ask in the forums. There are some brilliant people who have a ton of experience right here on BP and it is all free. If you get all your answers and are still unsure you can try to connect with some local people and attend a local meeting, you may make some connections and find someone willing to help you further. 

Bottom line save your money to buy a house instead of buying info or courses.

A friend of mine worked pumping septic tanks he told me about a guy who had to have his tank pumped twice in a year. The guy asked him what the deal was and my friend informed him (after the second pump out) that he needed to quit flushing condoms down the toilet. The customer stated that he didn’t use condoms then got real quiet and went in the house. Not sure what the final outcome was but the guy had a wife but no teenage kids so….

@Elizabeth O.  I am guessing there will not be a "next" deal with this realtor? Or you could mention that you are not really happy with the way things worked out on this one and see if she can take a haircut on the "next" deal.
