 Take the cream course, and do not wait to take the test. The longer you wait the more you will forget the material. Test is 4 hours and about 200 questions from what I recall. 

Cram, study, review and pass it!

 Sounds like you can use a knowledgeable lender as well, one that knows hud and va loans .I'm sure you can find one here on bp that services your area.

If it's a triplex and a fourplex, that's considered residential.

 I think you are missing my question, if refinancing isn't much of an option, wouldn't selling be an alternative to getting his equity out?

I suggested selling and getting his equity out and starting out again with rebuilding his credit and such, you being a lender, if refinancing isn't a good route, what other options would you suggest?

For a professional image - u Definitely need a Website presence so clients can look you up, logo, llc name, 

Have you done property management before? Can you get testimonials from past clients?

Does your broker allow you to provide property management services as not all brokers allow their licensees to do this....

Does anyone in/around Savannah have recommendations for a property manager?  The house is nearly brand new, built in 2013.  It's in great condition.  Great mechanicals.  2-3 shingles damaged from the storm this last fall. 

 Have you inquired with your listing agent for referrals or recommendations?

Do you have a friend who happens to be a licensed agent? Have him or her pull up the most recent cash closings in a certain county in your geography  which will show you the areas that have most transactions. 

Another avenue would be to go to those regular rei meetings in your area and see where investors are actively buying....etc....

Also check with lender on loan terms/Ltd...

Seasoning will usually be minimum 6 month to 12 before refinance, have you spoken to any banks on terms offered?
