hey taylor, of course I have to disclose I'm not an attorney, and you should consult with one for your unique situation, but I always have consulted with good ones and whenever we acquire a piece of property - either individually or in a group joint venture, you always want to shield yourself and your personal assets from any litigous situation by purchasing any property in an llc.

Its not to say that you can't buy in your name personally but when it comes to business deals, always cover yourself.

As far as contacting them, It's a delicate situation considering what they are going thru so try mailing and leaving your contact info at first, and then try knocking.  Sometimes you may not be well accepted considering what they are going thru.  Sometimes, they might not care and just want to let it go if it's upside down on value..

My approach after buying at the steps would be to immediately go to the house, knock and if no answer, leave a note with all my info and give it a little time and eventually meet with them and work out vacate terms.

You have to contact the owner directly to get all information...

The past due amounts to bring it current and lender info.

They are the only ones that will be able to provide that. Besides, you would need some form of permission from them if you were going to contact the lender directly as well to bring current and hopefully save a deal.

Hi taneka,I'm an investor in Atlanta  and have bought foreclosed  homes at the courthouse steps in various counties, 

While the home is in preforeclosure, there is an opportunity to make something work, however time is limited and of the essence depending on how far away the foreclosure date is set for - which in Georgia it's the first Tuesday of every month.  It's critical to know the amount needed to bring it current in order to bring it out of preforeclosure stage as well.
