David,  Thanks for the reply.  One correction, I'm not just starting out.  I've been investing in real estate since 2008.  I bought some rentals and then shifted into wholesaling lease options with Todd Toback and Joe McCall's courses.  I've been focusing on wholesaling for the past 9 months.  I agree marketing is the key and consistency is something I've not done well.  Recently I've hired a marketing person to handle my direct mail.  I'm also setting up some TV ads and looking at billboards.  I also need to get more bandit signs out there.  Although I probably should hire someone because it is not an activity I find myself doing on a regular basis.  Thanks for your input!

Yes,  I have implemented many of the ideas I found in the wholesaling programs I have purchased and am averaging about 1 deal per month.  My goal is 4 deals per month so I'm always looking for ways to improve what I am doing.

I'm considering using TV ads in my local market for motivated seller leads.  I've read various articles with pro and con positions.  As always, I truly appreciate the wealth of knowledge and unbiased feedback I get from BP's subscribers.

I am stepping up marketing for my wholesaling business and I am considering investing in some billboard advertising.  I would appreciate feedback from investors who has used this medium and the effectiveness of this marketing technique.

I just put a house under contract and found out it's in a flood zone.  How will this impact my ability to wholesale this property?

How important is national branding and associating with a national brand, ie..We Buy Houses, Homevestors, We Buy Ugly Houses, etc? I want to bring my REI business to the next level and I focus on wholesaling. I'm currently doing about 1 deal a month but my goal is 4 deals a month. I am considering buying a license or franchise with one of the national companies to use their branding to separate myself from all the "I Buy Houses" local guys! Is it worth or should I just take that money and increase my marketing?

Chris, Thanks for the response.  I used to have the check made out to me but several "gurus" I've following said the check should be made out to the title company. 

I will resort to having it made out to me.  Also this particular buyer is now off my list regardless of how much deposit he wants to give me.
