What is the opinion of the BP community regarding using different levels of seller equity in the list criteria to filter the list, ie.. 100%, 75%, 50%?  Do you think a seller might be more motivated to sell if they have higher equity.  I know it gives us more room to negotiate.

I usually find cash buyers to assign my wholesale agreements so collecting assignment fee is simple.  However I have a buyer who wants to finance this deal so how do I assign my rights to the 3 page purchase and sale agreement I use to a someone who wants to finance the purchase?  I am not a licensed realtor.

What is the best way to measure square feet of living area in a house?  Can I measure the outside of the house and exclude any non cooled or heated areas?

I'm working on a wholesale deal for a very nice property that needs very little work and the sellers are motivated. I need advice on how the add additional value to this property because of a very large and very well constructed double garage/storage building in this property totally separate from the main house. How do I calculate the additional $'s this brings to the ARV for this property? Thanks in advance for your input!

I'm ready to start large and consistent direct mail campaigns to significantly increase my motivated seller leads.  I have been doing them manually by buying lists from list source and creating yellow letters here in my home office.

I know that I need to increase the # of mailings for each campaign and also use consistent follow up mailings.

There are numerous direct mail companies out there, ie.. Yellow Letters, Click2Mail, etc.  I would be interested in comments from BP members about the best ones.  I also want comprehensive support such as list acquisition and tracking programs.

As always, I respect and appreciate the excellent information I receive from BP members.

Excellent points!  I am stepping up my marketing substantially and that will bring in more leads that create more deals that creates more money so I can increase my marketing some more to bring in more leads to create even more deals and make even more money to increase my marketing, etc, etc, etc, etc!

Thanks for the reply. I'm not sure how much of your input was real or in jest, but I am "following" some gurus in that some of them actually are successful and not just selling programs. The main attraction for me is to have a "track to run on" as opposed to being attracted to the "next shiny object". No, I haven't gotten my RE license and I don't see the relevance of the Louisiana Real Estate commission being in the same city as I am. We all need to abide by the rules regardless of where we are. Also please explain your reference to seller financing or the TIC, I'm not sure what that means. Have a Great Day!
