My primary strategy is assignment of wholesale deals and also create so additional income through the assignment of lease option agreements of which I've done a couple dozen.  I've only done a few wholesale deals.

The bottom line in all of this is without the guidance of these experienced and successful coaches and the investment of my $15000, I'm basically where I have been for over 4 years; plugging away with meager results and not having a laser focus on the precise things that produce the best results. The other thing is putting that much money in to is the same thing iIdid when I spent $6200 in 2008 for Rich Dad Poor Dad program, was it definitely put me in the game. I have since then made well over $100,000 in my REI work but I still am not organized/automated enough to consistently make a minimum of $100,000/year which is my basic financial goal.

The great feedback continues and I truly appreciate the comments.  Good comment about spending $15000 on marketing.  I've considered doing but the coaches I'm talking to have spent years perfecting their lists and mailing pieces and are getting high percentage of calls back from sellers.  So do I experiment with my marketing money and slowly and perhaps accidently find the best marketing or do I give that money to the folks who have perfected it already?  I am concerned about their suggestion of 1 deal a week.  That does seem very optimistic but the old "gotcha" comment is with a couple of deals I make my $15000 back right away.

I'm contemplating spending up to $15,000 to buy into an established mentor/coaching wholesaling program that focuses heavily on the marketing and system components. Much of which will be done for me and uses currently very successful techniques/processes. I've been "attempting" to do this for years and have had some success but well below desired. I am very confident that the people I am looking to work with are credible in that I am very familiar with them and their programs. The "bottom line" for me is that if I keep doing what I'm doing I will never bring my REI to the level desired. After years of plodding along, I've come to the reality that for whatever reason I can't/won't do this on my own.

I have made projections based on recommendations from these coaches that I should base my #'s on doing 1 wholesale deal per week.    I know it will take extraordinary effort that make that happen, but it that realistic?

I've always appreciated feedback from the BP community and look forward to the response to this post!

I've been doing some REI in S. Louisiana for a few years and have a few rentals and done so assignment of lease options. I want to step up my REI activity and income and am seriously considering getting my real estate license.

I would appreciate some feedback from agents about some specific advantages/disadvantages in having a license in conjunction with my REI business.

I'm working on a deal to purchase a well maintained 2 Bedroom, 1 1/2 Bath 2 story townhouse in an excellent location using an assumption of an existing FHA loan. Loan balance is $108,000 which is the Market Value of the townhouse. The monthly note is $667 including taxes and insurance. Rental rates for the area range from $950 - $1100/month.

Is this a good deal?
