Great advice above! I'm coming into the conversation a bit late, but definitely agree that prices are high in Atlanta. There are quite a few 'heavy hitters' coming in buying any decent deals that they could get their hands on, and the ones capable of developing are going to be building out quite a bit. I've been keeping a close eye on it as both a commercial agent and also prospective Multi-Family investor and am more than likely going to end up buying out of state instead of in our backyard here in Greater atlanta / NGa.

I know a former underwriter that is getting heavily involved in this space. I can't go into specifics but he and his partners will soon be the authority on AirBnB investment (with my input of course) :D PM and I can make an introduction - he can give some pointers or possibly even evaluate some opportunities for you.

Atlanta RE is getting Hot right now! I'm seeing an interesting mix of seasoned and brand new investors coming in from out of state, and local investor activity is picking up. What are you guys working on? Who's gearing up to ride the wave this year, and how can we help?! Also - I'd love to find more direct lenders to collaborate with, primarily on the Commercial/MultiFamily and Hard Money sides. I want to send referrals - just point me in the direction of who I can send them to!

Jason is right - competition is getting tough :-) I'm a Commercial/investment Realtor® but am also a GC/EC licenseholder for national commercial contractors. They only handle Commercial but I can get you a couple of recommendations for Residential GC's experienced in flips and quick remodels.

Welcome to the South :-) Skeleton sounds amazing - I'm guessing it's a very risky sport to engage in? Inside of the Perimeter has a very wide range of price points, but finding the right deal is much less challenging than other busy markets in the country. The main thing to do is set up a game plan that lets you hone in on a specific part of the Greater Atlanta area, and have the resources in place to handle the Purchase, Remodel, Maintenance and management of any properties that you purchase. Be careful jumping in on deals that are deceptively good - you'll find that there may be title issues, encumbrances or horrible building conditions that will drain your coffers and take up a lot of time. Partner up with a good agent (shameless self-promotion here lol) and contractor that can help evaluate properties from the financial AND physical sides prior to even making offers. Also - don't be afraid to get it into the suburbs and towns surrounding the city. I live in Canton, slightly NW of Atlanta. We're seeing a ton of commercial development in cities similar to Canton (Cumming, Gainesville, Duluth, etc). Properties are cheaper, but rents are very comparable. Top-rate schools, new hospitals and burgeoning tech and specialized trade activity means a lot of new families, transitioning professionals and working adults needing housing but not necessarily in the market for purchasing property.

I would highly recommend talking to my personal loan officer, Clyde Penton with US Mortgage (PM if you'd like his direct cell, as I can't post a # here!) He has been in that side of the industry for some time, and if he can't issue the loan he can get Tu to a reputable source that can. Congrats on going into the 7th property - that's awesome!

This sounds more like a consulting model than traditional real estate brokerage. You might be able find someone interested but I don't understand the tradeoff. Commission sales are all upside for the buyers - agreeing on an hourly rate is more of a liability if you get into a scenario where you are having to engage in extensive negotiations, etc? If you already have properties designated and there is minimal additional work, your best bet would be to negotiate a reduced commission. Be wary of some of the ones willing to jump in at 1% without doing some due diligence of their own. Overeager could be a sign of someone overextending themselves, or someone bringing in work for a team and providing minimal followup.
