Came across a pretty old listing today that drew my attention - spoke to the broker and it's still active. It's the highest airstrip in Georgia, and comes with cabins, a restaurant and some other neat features. Worth checking out if you love the mountains, own a plane or happen to be looking for a really 'out there' investment :D http://highvalleyairparkresort.com

Congrats on the baby, move and expanding business and welcome to the area! Multifamily inventory is getting pretty tight as of lately and price points are all over the place. If you're not working with an agent initially, make sure to spread your search into the commercial portals like Loopnet.

I agree with @Marc Yu - it will be taken on a case-by-case basis. I've seen an increasing amount of wholesaler activity in the surrounding area which might indicate an increase of rehabilitation. Have you considered reaching out to the WEND society/association to see if there are any big changes/development coming in the next year or so? Might be a good indicator of continued growth.

Hello Ashish -- I'm a licensed REALTOR©/GC/EC specializing in the Greater Atlanta area. I'm currently working with investors and am happy to help where needed. What kind of investments are you seeking? The Atlanta market is extremely diverse and growing day by day!

I agree with @Denny Robert- hard money lenders would be a good solution to explore.

@John Powell - I'm a disabled Army vet myself :-) If you have any experience in Electrical, that would be the route I would go if I had to pick another field (electrical contractor). The availability of capable and licensed contractors and laborers is already tight, and we're looking at a trade specialty with an average age of 50+. 8-10 years from now, most electricians will be retiring and we'll be seeing an unprecedented shortage. Setting up shop as a GC/residential contractor is a great route. The guys I know doing mid-high end remodels are staying busy, and my neighbor's rental rehab company is booming. Commercial construction is on an upswing - I've done office remodels before and the money can be better than what you'd see for the equivalent work in residential. You'll have to make sure to either qualify for licensing yourself, or find a partner that does.

Owners of publicly traded companies have to fill out disclosures when dealing with their own stock. Any smart investor would follow these disclosures and make sale/purchase decisions off of what the guys at the top are doing. This is not insider trading. A better example of that would be seeing your CEO buddy stressing out, asking what's wrong and then placing a sell order on your phone as he goes into detail about the email from his compliance VP notifying him that the FDA came back with a decision much earlier than expected.

I've read a lot by Robert, but took the 'story' with a grain of salt. He's completely fallen off of my 'inspirational radar' as of late - between peddling the board game and getting overly political during (and after) the election I'm pretty well over the hype.
