Another consideration for financing a deal of this size is leading a syndication with other investors that are interested in getting a good return and may already have some experience in Multifamily. I know of a great investor that funds most of his deals this way, and has over $100mil in his portfolio. I can make a quick introduction if you'd like to run this by him. He's picky on areas to invest so I wouldn't be as worried about him jumping on the deal himself as with other 'national' investors, and is Very helpful and loves to share and work with people growing their businesses in this industry.

I'm paying more and more attention from Canton to Cumming to Gainesville. A lot of commercial activity moving north, and residential pricing have jump significantly in the last 18 months. My investment buyers are split up between Decatur, S. Atlanta (as far as Rex, GA) and around West End.

Tazewell, TN (about 30min from where TN/VA/KY meet). A bit of a different situation than your typical investment - we have acreage there, and renting out a home on the property. Johnson City is a great area to start building a rental portfolio if that is your intention. ETSU and the VA regional medical center are big draws for tenants. Another town to look into would be Morristown, TN. I know of a couple of multifamily portfolios for sale. Pricing is pretty low compared to what the market will bear (pardon the vagueness of the expression lol). This is the home of Walter State Community College, which has been working on becoming a full-fledged university. They have been rerouting the state highway and building up infrastructure with the intention of servicing the school and building a bigger commercial district. The downtown area is under-priced compared to other towns/cities, and local real estate developers are eager to accept outside investment for rehabilitation / redevelopment projects.

I'm based primarily out of GA but will be establishing an expansion center in NE TN in 2017 (working on licensing through reciprocity at the moment). Let me know if you're needing a Residential, Commercial or Investment-oriented agent and I'll get you recommended names by tomorrow afternoon :-)

Which part exactly? I have property and a rental there - can ask for a referral.

I looked at the property records - expansion would be possible but would necessitate the purchase of an adjoining property. May take a drive up there to check it out this week :-)
