looking for a hard money lender that offer a high LTV preferably higher than 60% looking to move on a property as soon as tomorrow

so i got a call from a seller looking to sell his deceased mother's home after 10 years of paying for the taxes and leaving it unoccupied. the home has been through probate but hes isn't sure if deed is in his name. he does know that in his mother will the proceeds of the homes sale are to go to him and 6 other grand children. he tried to sell it before but with no luck with a realtor. my questions are do the 6 grand children and the son need to sign my contract? what to look for when estimating rehab costs for this home? whats a good exit strategy that i can use in this case? and should i go with a lawyer to close or find a title company to handle it all.

so im looking for at least 50% equity correct? just look not to many in at all in my county but in the county next to mine its open season on pre foreclosures! its like apple picking!

If its in prefourclosure status can't the seller wholesale the home as long as they cover what they owe to the bank?

are they wholesaleable? as long as they have the equity to work with say 50%

I rather not guess just looking for a way to do my first deal with little experience in wholesaling and as few hiccups as possible.

I look on my in my county records a lot and i noticed the other day that foreclosures in my area have risen in my area 316%. how do I tap in to this market. there is also alot of new development in my area is this a sign of recovery. i also know that home sales in the area has also risen from the same time last year.

to make a offer on my first deal should i just try and guess a repair cost. i really have no idea what to look for besides basic appliances and things i would change but cost wise im in darker waters. im also guessing that the end buyer already has a contractor that will do the work so bringing in my own to do a estimate is useless unless im the end buyer.

I got a contractor that will do free estimates on the properties that I find. now I been reading on here and it seems that buyers don't take that into account when buying a wholesale property. I wanted to make all my deals as solid as possible. should I scratch this idea and estimate each cost my self? also I don't want the contractors that i get to do these estimates to feel like im useing them will they be picked to do the work once the deal closes?
