when contracting a deal should you have the title company handle the title right away or wait till you find a buyer for the contract. also if the contract expires before you find a buyer do you owe any money to the title company out of your own pocket?

I think thats a great idea may be a faq for newbies that expands on the beginners guide. I know my self I still have questions about the real estate world that I would love answered before I dive completely in the pool.

that might work for a veteran wholesaler thats been doing it for a while and has a big list of buyers to throw deals at. this is surely not the case starting out which I am. I think my best path would be to be upfront with what i want to do which is wholesale it in the future maybe i can say im the "buyer" once i have a list of buyer ready for the deals i aquire.

I cant say I agree with tim or the way he put it as if we are all in the position he is in which we are not. i dont want to say im the buyer if i am not the buyer. to me that is misleading the seller in to thinking they have there house sold and will close soon when in reality you are just looking for a buyer, and when you cant close what then? a little unprofessional I think

how would you explain wholesaling to a seller who doesn't know what it is? i think thats a big part of closing that first deal being able to explain what you want to do effectively.

is it smart to buy a buyers list for your homes or is it better to seek other methods to get buyers. I ask because one I was solicited on here to buy a list and i am also finding it hard to find buyers to actually look for the homes they want. im eager to get things going but I have hit a few dead ends when it comes to finding and building a business relationship with buyers. Im not having to much of a issue finding homes that could be flipped or the owners but i am having issues actually getting a solid address or phone number to contact these owners!

I was going off of the numbers the seller gave me which is another wholesaler in the area.
