Well both buyer and seller contacted me with there situations and the just so happen to fit each other. It would be simple if the buyer was useing cash to buy the contract but he's not be is useing a bank loan to buy. I'm not sure if a bank would approve him for the funds if he is purchasing the contract unless I do a double closeing. Will him useing bank funds cause any hiccups that I'm not aware of?

I have a buyer that I found a home he is looking for but he's is useing a bank loan to buy the house. Can I contract the home and then sell him the home while he waits for the bank to approve him the loan or is there another way I can do this.

can you wholesale a short sale?
i had a seller call me on friday wanting to short sell his property because he can no longer afford to keep it as he can't work and is physically disabled. is there a way I can wholesale it from the bank to buyer or do I need proof of funds?

you can use pending and older up to a year listings within the county.

a international bank should work just fine i believe. hsbc i know has branches in the us and over seas but you should talk to a banker personally. they would be able to tell you whats the best course of action. chase is a good one to

using the wholesale formula at 70% and no repairs i got 149800 i would say no deal since she needs 172000 to pay off the mortgage and another 10000 to move out of the state.

ok so she bought the home for 240000 and has gotten it down to 175000 in the last 5 years leaving 65000 in equity in the home. shes looking to net $10000 on the deal so she can relocate. they spent 25000 fixing up the home recently, the house really is in great shape. but im not sure there is enough equity in the home to make a deal.
