do i use a separate contract for the seller and buyer? i seen a lot of one page contracts and im not sure if i use the same contract or 2 seperate ones. any one have a template i can use? i found a bunch on line but they all vary greatly in information and length. a bit confusing when it comes to picking the right one.

I read a lot on here about wholesaling. I have to admit that it is a little confusing sometimes everyone seems to have there own way to do things so i just wanted to clarify the core process of wholesaling. i feel like there is something i am forgetting that will kill any deals i try and land this week.

I know landing the contract is first so that will be one.
1. contract the home
1b. estimate the repair costs ( or is this done before you get the contract)

2. send contract to title company or closing lawyer for title search

3. shop the property to investors
4. sell the contract
4b. close

I believe thats the core Jist of it. or is it?

when i say lease buy option i mean wholesaling a contract to lease with the option to buy after the lease is over.

are lease buy options worth it? i listened to a few podcasts on it and they seem to be easy to wholesale.

i was actually just put on to these will be mailing my first bunch tuesday. are there any other ways to contact sellers. i have found a bunch of for sale by owners i will be contacting as well as house for rent homes too. also any one know any title companies that can double close and handle assignments too in new york state?

for the sake of being up to date on features and security i would go with office 2013. i dont believe that office 2007 is compatible with the mobile versions of the program and i think the save file format changed. for the sake of eliminating confusion in file format and not running in to any one who had a older version that can't open docx. files or vice versa getting the latest version is a good buy. i have 2010 my self but as long as you can open both the old office file formats and the new then you should be fine.

so I finally have a agent willing to help me search properties in my area now all I need is a contractor to give me accurate estimates on repair costs. any other advise anyone have that I should know before i dive in and start wholesaling.

Is it possible to wholesale a home already under contract by basicly contracting the contract already in place? I ask this because I have other wholesalers with homes already under contract and I might have the investors that fit the homes they have.

im relying on my contract to do a lot for me as well. can i just write in the contract that the seller pays for the search with a clause that if any issues are found and not addressed before the contract end data the contract is void and does not renew. is that a good exit strategy or do i need something else to protect my self from deals that wont work out and unnecessary out of pocket expenses.
