what I need badly right now is a way to contact the owners of the properties i am finding. now i have there names and there most up to date address but a lot of the time its the very same abandoned property that i find and that's no help can the deed tell me this missing information or is there another way.

Carolina E i read some place on here that bird dogging is illegal in most states. Also no I haven't been able to find any successful wholesalers in my area so far definitely for not a lack of trying. im not really trying to bird dog out all of the properties I found maybe one or 2 but not all of them that digging my own grave unless there is something so valuable I would learn from doing it wouldn't matter. then there is the issue of finding a wholesaler that wouldn't burn me.

I was wondering something. a apartment complex has recently came on the market and the seller is money hungry i know for a fact. they own it out right so it makes for a good whole sale opportunity. is it possible to make a cash wholesale deal with something so big the complex is valued at over $1,000,000 but i think a cash buyer can get it for a steal. i also believe i can get under contract. a bigger issue is where can i find a buyer with enough capital to purchase the complex in cash?

I understand that but the i think the idea of being a newbie is understated. i have been wanting to work in real estate since I was 16 and have been doing my research since then more extensively now tho. Im 26 now and know this is what I want to do and know how much work it takes to make it work. I probably could make it work with the knowledge I know now but i think some one on one teaching will lock it all in. its like learning to ride a bike you learn and never forget then you get more daring and go faster and do tricks but never for get the basics.

A good screening process helps too just because they have first months rent and a deposit don't make them ideal tenants

Dyna J. im offering the assignment fee i just want to see how its done for my self. but as far as approaching a seller what to say, what to do, and dealing with a title company, when things should be set in motion, what to offer the seller based on the wholesale formula, profit margin for the buyer and wholesaler, etc the list goes on and on. i got a lot of answers from the things i asked on bp so far but more and more keep popping up. i just feel doin something like this i can get a one on one view of how it all comes together and have all my questions answered in one shot rather then one at a time.

so i got a idea yesterday. there are a lot of properties in my area that are great wholesale opportunities i think and are good opportunities. what i want to do is rely some information on one of these properties a experienced wholesaler and have them show me step by step how they got the house under contract and sell the assignment and everything in between. I don't want any money from it just want to learn answer anything i might miss never wholesaling before. is this a good idea or am i just to trusting and should try something eles?

I think low income areas are great investments. it might require that the land lord be more strict on the renter when it comes to the condition of the property. the lease will have to be rock solid so any damage caused when moved out is covered by the renter.

im looking for deed information is that public record that can be found on a county site or is it something that i need to go to a court house for? we have a site in ny that we can look for a property my parcel number owner name or street address but it only list the current owner with no other contact information or how the house was paid for.

im looking for buyers in ny state mainly to work with on deals in my area im in talks with a lot of motivated buyer to contract with them but it would be sweeter if i had a greater number of buyers looking for them. im also looking for hard money lenders too to purchase multifamily homes already rented as long as the number make sense.
