Yes, I think you should use discretion when deciding what class market you're willing to invest in. 

But, in class A markets isn't cash flow low and appreciation high?

I am seeking to use business credit for a down payment. I assume that you would be able to use it for hard money. They don't care where you get the money from, as long as you have it.

I too haven't made any big moves yet. I recently passed my exam for my real estate license and will be submitting my application soon. I read articles and spoke to a couple of investors on BP who noted that Dallas is a really hot market now in Texas. I believe Austin as well. Good luck to you.

In New York, you can search ACRIS. I am not sure about other states. Try googling acris in Maryland.

I know that you can download the podcast on the actual podcast itself. I believe when you download that way, you can listen (after the download) without using your data. @Rick Santasiere

Congratulations!! I am in the final steps to obtaining my real estate license for the sole purpose to leverage me for investing.

The hard money lender's websites that I have visited list what their minimum and maximum loan amount is. You can try business credit or signature loans as mentioned above. You can use credit cards as well. You would need to check to see if your credit card company does "balance transfers".
