Have you decided on which strategy you'd like to pursue starting off?

BRRRR, Short/Med/Long Term Rentals, House Hacking, Wholesaling.. To name just a few.

I'd recommend learning as much as you can about the niche of REI you're interested in.

Audible Audiobooks are a great resource to do that. I use Audible daily. I can listen to books and educate myself on whatever I want while at the gym, in the car, etc. If you'd like any recommendations feel free to let me know.

BP has personally became one of my best resources. Get involved, ask questions, be open to feedback, and allow other seasoned investors to help guide you along your journey of Real Estate Investing.

We similarly started out with the plan to Flip a couple of houses then starting to Hold.

It sounds like you're interested in utilizing methods to find off market deals which can be a great way to acquire properties at amazing prices!

There is much to learn, especially when just getting started and I would encourage you to invest some time in your education.

I've found Audible Audiobooks are a great resource to learn from. I use Audible daily. I can listen to books and educate myself on whatever I want while at the gym, in the car, etc.

I currently have 200+ books in my library and if you'd like any recommendations on a particular area of study, send me a message and I'd be happy to provide you with some.

The BRRRR Strategy can a GREAT one as you can increase the value of a property through rehab prior to renting it.

I'd recommend learning as much as you can about the different aspect of it...

I think considering to educate yourself before beginning is the RIGHT choice. Many new investors get started knowing little to nothing. While I don't recommend waiting until you know everything before getting started, I think having a decent understanding of what you're investing your/other's money in is smart.

Perhaps you're not reading the right books?

Fix/Flip & Wholesaling - Both GREAT strategies that can work well with each other!

I'd recommend looking into the BRRRR Strategy. Buy, Rehab, Rent, Refi, Repeat.

Decide if you interested in Short/Med/Long Term Rentals. Are you interested in increasing the value of the property through rehab prior to renting it?

I'd also recommend learning as much as you can about each while you embark down the path of pursuing them.

Are you in/near Charlotte, NC?

If you're interested in attending a local REIA meeting there is a great one in Matthews, NC I attend weekly and would recommend. It's located at Jonathan's on Tuesday mornings 8am - 10630 Independence Pointe Pkwy, Matthews, NC 28105.
