Bigger Pockets has a few calculators you can plug in relevant info into to calculate ROI, and other metrics of a property you're analyzing.

The right decision or good deal are not always universal. You have to decide, are the returns the investment generates satisfactory to you and do they align with you investment goals? 

A great book that can help you with calculating KPIs and Metrics on rental properties

Real Estate by the Numbers - Audio Book

May be a great place to start...

Hey Lucas, Welcome to BP!

Buying Real Estate requires Capital. That Capital may be your own, someone else's, or a combination of the two. Many investors utilize OPM(Other Peoples Money) to invest and acquire real estate. When Private Lenders & Banks lend money, they prefer to lend to someone that has a good plan in place. That being said, getting educated before you start investing would be my advice to you. Listen to books, stay involved on BP, see what others are doing. Ask questions. LEARN. I started learning using Audible to listen to books. I currently have 200+ in my library, many of which I've listened to many times.

You have many options to acquire the capital to purchase real estate. A lender is going to look at your experience, knowledge, and strategy when making the decision to lend money to purchase real estate.

Never stop learning. Audible is a great way to listen to books throughout the day when you're commuting, at the gym, etc. Lots of books on Multi Family Investing and House Hacking available.

If you are interested in using the BRRRR strategy and haven't gone through the book already, I'd highly recommend listening to on Audible or reading the hardcopy of the book. The book FLIP is very informative as well. I believe learning by educating yourself is the best base for achieving success.
