to put it frankly, it doesn't really matter what people think about the idea. what matters is if the city will allow you to do that. you've already reasoned that subdividing a lot to create 3 homes is better than building 1 by the powers of basic math. anyone that tells you that if you can pull that off is a bad idea or does not compute, must have a different calculator... or a broken one.

what matters most and is the only answer you need to first seek is what the city will permit. if your question is more along the lines of pitfalls and finding out what questions you don't know to ask about subdividing a lot, i'm sure the bp community can give you all kinds of scenarios. and again, the city would be a good resource to guide you to their city ordinances on what they will allow.

for what it's worth... what you have in mind is a good idea... maybe. and a bad idea... maybe. :) definitely easier to ask the bp community, but better first to start with the city. afterall, they're the ones that will enable or disable your idea, not any one person's 2cents on this forum - mine included.

you mean it's not protocol for you to collect rental application fees for credit/background checks? i would think that that alone would remove the chaff from the wheat...a small $35 fee would take care of your inconvenience fees...

As for your question about my comments, people find new partners and do deals every day as a result of BiggerPockets -- they also educate themselves by reading the site. That's what I meant by "comparable" Kelvin. That said, no matter what, there's always something great about meeting your peers in person and listening to someone teach you live.

People can certainly save the expense of our live events if they want -- we don't put the pressure on like most in the business. If you see value in an event where many of your favorite successful BP members can teach you live, and are there for personal networking and interacting, then it is worth going to. If you don't, you can keep spending time here on the site without going and do just fine too.

I hope that makes sense.

hmmm... really? if the networking and learning is comparable to the summit, we could save the expense of getting out to denver for the live event. somehow i suspect you may be downplaying some of the benefits of the summit... or perhaps it's more along the lines of a different set of benefits that may be comparable to daily bp online experience... yes?

re: this weeks show -
it was a good reminder of looking into taking care of business after death. something we definitely need to plan for as well as the usual day to day...

re: podcasts in general -
i have listened to other podcasts and BP pods definitely need to increase the volume of their shows! short of plugging my phone into some amplified source, it's really hard to hear your show in the car on the phone w/all the usual street traffic. esp on the go, makes it hard to hear.

lastly... good to see you guys have a show. your show actually got me listening to podcasts in other categories as well! haha... keep up the good work!

I bet a good place to start for your local relationships would be your local rei group. Meetup.com is a great place to get connected to a group!

I have seen a few how to vids from another rei group that's also been active in the podcast space. Altho, the vids were a bit 'thin' n few between. Look fwd to your vid(s)! :)
