u may want to get a comp done by a top sellg agent who knows ur area well. in fact, contact the agent that just sold the neighborg property for their opinion n comps while ur tryg to figure out details bout what to do w ur home.

that home u just showed us for sale (pendg status) has been rehabbed... I'd guess ur in the ballpark of 90-120k wo knowg any other details than what uve mentioned tho. also looks like someone flipped that prop in ~2mos, buyg at 67k

meanwhile, I agree get quotes for that wall n maybe some other thgs ur considerg rehabbg while ur at it.

we got into an LLC for varied reasons... primarily to hold property, but real use have been for various venture experiments in tech n contract work, so we have not had the opportunity to find out about that surprise fee u speak of. we got into an LLC by the repetition of advice heard from seminar world... n our legal n tax recommended it for holding rentals. pre2007 housing market "correction" ;) we were actively seeking multi fam apt 120+ units class c in Houston n Dallas. after becoming proficient n familiar in our target areas the market turned n we were spared the hard knocks tuition of that market correction. however, that said, we were categorically in commercial AND rental rates post 2007 shot up...so maybe we missed an opp? anyway... we packed up our search n have stuck to our comfort zone in where we come from (technology field).

fast fwd to 2011, I'm focused on sfr n residential mkt (4u)... the current consideration has been flip n according to a CPA re investor, he's told us LLC is not a good vehicle for flip biz, but good for buy hold biz.

after about a solid 9mos of gettg familiar w the residential side of analysis etc, I'm now figuring out the ideal strategies n what order to pursue. I have a clue,nbut need to vet the process/considerations of approach.

sorry for the ramblings :) long story short... I ddnt know bout that special fee :) fun... will investigate as needed.

see? one more reason to consult the pros!

this is yet another reason why a tax person n lawyer shud b consulted based on ur strategy... then review w experts as needed when/if strategies revised.

we run an llc n the costs here r 800/yr just to keep it going and about another 1500 for tax guy. once we have a prop in the llc, we'll see what the liability coverage is.

the previous props i am invested in, however, r under my name... but then again, theyre low risk n manageable bc they r done within the family.

good questions to seek answers for ur situation... and definitely better left to consult the professionals than a general response from the forum.

1. be present where i am: time w kids, time w wife, balance my work sched n personal sched - no more blending... hence, being present where/when needed

2. have a web service running n netting 1k/mo on avg for y1

3. flip 2 homes

4. buy a >/=4u rental

5. build up some consulting work: collaborate n help small biz (10+) w marketing efforts (web/local/mobile venues) on an ongoing/reg basis

6. reach net 25k monthly by end of year w combination of new biz created in 2013

7. health: maintain optimal weight by April, run 3x wk, green smoothie daily

8. pray daily, go church weekly (no longer weakly), journal/meditate daily

9. review goals monthly, plan weekly/daily

10. volunteer monthly

I saw ur dealbot site n read the how it works, but I wasn't clear on what the process actually is. if I have a list can u scrub and mail out for me n I only pay for the leads? also, if u provide the mailing list, how many do u mail out for us per week n per month?

I think this is a good example of specific criteria to consider when someone says to "kno ur mkt" but I just wondered what that criteria means/is when someone makes that comment. to me, it's almost as vague as someone saying they should know their area... at least to a newbie like me.
