Good Morning Mario. I can not tell you a lie. Sadly I have been moved out of Fort Knox area for about a year now. None the less while I was there I felt that the area definitely had a lot of potential, but due to me being there pre-COVID im uncertain what the environment looks like now. I would recommend reaching out to @Allan Bishop Jr. He may be able too provide a better break down on where the market is now.

Thank you so much for your response Joel. Sadly I have been PCS'ed outside of Kentucky. But I will definitely keep you in mind for any of my contacts in KY when they start shopping again.

Good COVID-19 Free Morning too you BP family

I wanted to reach out for a bit of guidance this fine morning, as I am in a bit of a dilemma. I have recently decided I am going to start pushing hard to find my own properties and I would like to focus my efforts in the Probate niche. To do this I have spent some time educating myself in Youtube university, but I feel like its time for some training with a doru. I have looked at Alltheleads who have a heavier focus on cold calling (under 1000) and Also Sharon Vornholt's Probate training Heavier focus on Mail/letters (over 1000). Has anyone had prior experience with either? I am thinking both are good I just want to make sure Im spending my training budget in the correct places. Thank you in advanced.

#3- good luck collecting from an insurance company. You’ll be spending thousands of dollars to collect a few hundred. 

I see your perspective, but question would be what would you see as the solution? Not being critical just trying to figure out what your thoughts are on a better route.

I got my first rental in Baltimore as well. I got a townhouse though. I would just do what you're looking at doing already. The VA is an excellent tool. I would highly recommend looking up the rental rates in the area. I would also talk to the housing office and see if you can get your property added onto the Military rental site. I hope this helps. Biggest piece that i have learned of with bulk text is there has to be Human interaction for each text. Which by definition means its not really a bulk text but I also think that's the point of the law.
