First home with a VA

Morning BP team, I'd like some opinions on this route I'm taking towards my first home. Because of my constraints with being active duty and enrolled in school on the side, I decided to use my VA for my first home. While living there, due to occupancy rules, I'd rent out the spare rooms. As I run the number with conservative figures, and these would vary from house to house, it appears more financially beneficial using the VA toward a larger home with at least 4 bed and 2.5 bath. My concern, because I'm still learning about the market in the area (Maryland, Fort Meade area), is rent-ability and whether I can get people at my rates? I'm currently awaiting feedback from local property managers.
So my question to the community is for anybody who has experience in Maryland with single family homes with each room rented out, what aspects should I consider? Because of the redistricting for schools, is that a major aspect to consider if I want to possibly rent to a family in the future?
