With direct mail you must also must "hit" your list multiple times, such as sending each person a letter on the list at least 7 times.

They might not be ready to sell at month one, but at month seven you may get a great deal.

Mike,

These work well, because a person can easily throw away your letter, but when something is stuck to their front door they always take the time to look at it.

To find someone to put these out for you, I would place an ad on craigslist.com. Also, if you network with folks at your local REIA's you will be able to find someone who can put out notes, flyers, and signs for you.

You are welcome. You want your name to always be professional. Your advertising and marketing will have the "we buy houses" message, so sellers will know the services you are offering.

In simplest terms it means the person wants to buy properties at 55 cents on the dollar.

When paying cash for properties most people will not pay more than 70 cents on the dollar.

When choosing a name make sure it is professional. You want a name that can work when you are buying, selling and in all situations.

I would choose a name like "something property solutions" or "something property consultants" or "something realty solutions".

I would avoid any type of name such as "we buy houses fast" or "we buy houses in 7 days".

Make sure your name helps you create a professional image.

Victoria has the right idea creating systems to get leads that require only a few hours a day of work from her.

The key to success in this business is having systems for everything and hiring others to do low dollar activities for you.

As far as lease options, I love buying properties via subject-to and selling the properties on a lease option.

Starting out wholesaling is the right thing to do, because there is very little risk involved.

1. For earnest money I would put down no more than $10.00
2. For proft you will usually make between 5-10k. Remember when you are negotiating with a seller you are negotiating for your wholesaling fee, so it is up to you how much you get.
3. Remember everything starts with marketing. You are in the marketing and sales business. In order to be a good wholesaler closing a few deals a month, you must have plenty of leads coming in.
4. Make sure you know how to properly evaluate a deal and you are offering your buyers true deals. The biggest mistake I see new people make is they offer investors junk and very quickly you will build a reputation of someone who does not offer quality deals.

The best ways to target tired landlords are:

1. direct mail
2. on craigslist.com replying to ads in the for rent section
3. driving for dollars and calling all of the for rent signs in the neighborhood

Getting leads is simply a numbers game. If you want more leads, just send out more mail, reply to more ads, and call more signs.
