Like every other member of your team, just find a quality lender that doesn't have seasoning requirements. They are out there, you just have to make a few calls.

Is this a great business or what! Now that you lost your cash cow, just invest the money into several more properties and start the process all over again.

If the numbers work and it is a good investment then buy the apartment building.

Real estate is simply a numbers game. If you find a great property that will cash flow, etc. then purchase it.

I think people's biggest block is lack of self confidence. Second, is excuses for lack of money. However, if people do their homework they will quickly learn they don't need any of their own money to be very successful.

I agree with everyone that a local number seems to do a much better job. I have a local number on my bandit signs and only use my 800 number when mailing to out of state owners.

Use www.vistaprint.com or www.overnightprints.com for cards. I use www.godaddy.com for my website registration, etc.

It all has to do with confidence. If you walk around with 100% confidence as if you have already purchased 1000 homes, very few people, if any will ask you about your age or where you live.

I agree that none of the candidates are great. I sure wish Romney or Huckabee would have made it.

I agree, not only about leaving money to kids when you die, but the people who spoil their kids, so they don't understand the value of hard work.

There is nothing more stupid than seeing that 16 year old kid in a brand new BMW-great parenting there and unfortunately these kids often end up wrapped around a tree.

Definitely find a local Realtor who knows the area and have them give you the value of the house.

Most of the "do it yourself" websites out there do not give very accurate estimates.
