I am not a lawyer so seek competent legal advice. However, I have never heard about not registering an LLC. From what I understand in order for the LLC to exist it has to be registered.

First, I am not a lawyer, so you should certainly talk to one. However, every lawyer I have spoken with says to incorporate in your own state.

All of that info about Nevada LLC's is just garbage and someone trying to make money off of you.

If you truly have a big deal and the numbers work then the money will come out of the woodwork. You can find partners, hard money lenders, advertise for partners in the newspaper, etc.

The problem I get and many investors have is that most people bring us crappy deals.

You are absolutely right that this business is a numbers game and I think most new people do not understand that.

If you want more deals, send out more postcards, put up more signs and make more offers.

I love the ad and 100% agree with you. I also think most people should be smart enough to realize there is no such thing as get rich quick.

Motivation is the name of the game. You can't force someone to be motivated, however time always increases motivation.

So if this person is not ready now, make sure and follow up with them every two months and they may be ready six months from now.

Also, be careful with Realtors, most Realtors are not investor friendly and they are deal killers.

I would always try and deal directly with the homeowner.

Make sure you have the correct paperwork. You will need an option agreement that gives the tenant the option to buy the house and then you will need the regular rental agreement.

It is up to you if you want some of the rent to go towards the purchase price. I usually do $300 a month in rent credits for my tenant/buyers.
