Craigslist, Zillow, your local REIA, Facebook, Twitter, building an email campaign using Mailchimp to potential buyers, passing out flyers, etc.

Weekends during the late afternoon. Most people (landlords, if that's what you're looking for) are around their phones then.

I would say they are, if you're looking to wholesale. However, as Michael said, you can use postcards or other types of mail pieces, but I would say if you're looking to wholesale, it's a good way to put yourself in front of owners.

 Usually very accurate and it gives you a ton of info. Phone numbers emails for owner, as well as relatives and spouse/friends. It's been pretty effective for us when we've used it

I would suggest FindTheSeller. Not all  that cheap, but lots of data. Also, social media, looking owners up on Facebook, Googling them, etc.

Like others have suggested, you can probably get a lease ledger, which would show payment history, and check local court records to run your own background check.

I wouldn't recommend. You need boots on the ground, like Jorge said, and an understanding of the market you're working in because there's so much you don't see just looking up houses on Google Street View and even running comps

I would say there's a lot more to it. It takes a long time to really be able to comfortably assess everything. I would say a good place to start is learning your market, learning the neighborhoods, and it  takes time to really know the  value of each deal. After that of course, you can start getting your feet on the ground, networking, finding buyers, and providing a service to those buyers. But I wouldn't call it easy.

Not to give legal advice but.... 

It sucks in the short term having to deal with vacancy, but you could probably find a much better tenant and not have to deal with the headache. Because when the other  side of the duplex is rehabbed, you'll still have to deal with those bad tenants, and will want to get them out anyway

I would wait at least a couple weeks, but it sounds like you're still getting interest. Probably won't have a problem getting it rented.
