Tenant pays the utilities on about 90 percent of our portfolio. On others, as some others have mentioned, the utilities are covered by the rent.

Nice name! But I would say on direct mailer companies, you can find general templates that will help you out. I would also network with local wholesalers and see what they suggest.

I'm a wholesaler/buyer too, but when I work with a wholesaler, I like when a wholesaler is out to truly do right by their buyer - get them the best deal and not be too greedy about it and  are trying to provide a real service. Not just get marginal deals and add 25k on top in hopes someone  falls for it. Also, I don't like when wholesalers make promises and say 'this house is worth x' or 'it needs x amount in repairs'. Those often are more based in opinion than fact.  I try to apply those same principles in deals I'm wholesaling.

For those, I think they're asking if you have anything under contract/for sale. I would  say since they have reached out, it's a great opportunity to find what those buyers are looking for so you can find the right deals

Find The Seller. $9.99 for a report. I haven't used other services that are a better deal in terms of value/quality

Karen is correct. Go to local meetings, they are very helpful. But also, learn the ins and outs of the market, the neighborhoods, and  the people. That's a good way to find leads without a ton of resources

@Isaac Barrow That's good to hear. I never thought of giving out the clothing to thrift stores, especially since thrift stores are in the areas of the market where we usually do our business in aka blue collar neighborhoods.

I am familiar with branding for sure. It's mainly the privacy vs. deal flow from having a phone number on the back. I feel like it could be a little tacky. You never know though. I will try it out and let you know

We have done it. It works for branding - we haven't done it long enough to really know if it brings deals but I figure you can't hurt yourself by having your name out there everywhere. Additionally, we are starting to just give out clothing to thrift stores, as well as contractors and people who are out on the road often.

We're about 90 percent through this one, just kitchen and floors left. New windows, new paint, new electrical. Just wanted to get some feedback on these paint colors?  Obviously, this is a timeline of the before-after.
