Skip tracing! Use findtheseller. They can dig up reports for 9.99, pretty amazing data. Then hit the phones once you get the report, obviously

Finding the deals, and being persistent through the down times of the market, but also still smart and patient enough to know when to say no to a deal.

What Ned said. I would find some people in your market who can advise you along. Join REI groups (use meetup.com), maybe even try working with some reputable wholesalers to see how they do things.

I would say it's never a good idea to even give an estimate. If you're selling homes to serious investors, and you undershoot the repairs, even if it was just an honest mistake, it will be viewed as dishonest. You can always have a general idea, but I wouldn't say it's good to be too specific about how much repairs are gonna cost. You never truly know, and the end buyer might think you're just trying to sweeten the deal

I prefer to discuss price at the end of the first initial contact. You can see what exactly they're looking for, and if it's something you're even close on after you get all other details (condition, occupancy status, etc.). If you don't ask, you might be interested, and then go out there and realize their asking price is 3x what you want to pay, or you might make an offer, and it might insult them because you didn't realize where they were at on price. So I think it's good to talk price as soon as possible.

Network, network, network! Join any and all and contribute in any local REI groups you can. Try different techniques in terms of digging up deals (Craigslist, mailing campaigns, signs, social media, etc.) Do everything you can to put yourself in front of sellers as well as buyers. Relationships with both those parties is crucial. Good luck!

What kind of criteria are you using to mail? It depends, I would mail every few months, we usually mail people every 90-120 days or so.

Just if you're starting out, I would actually recommend looking on here, Craiglist, Zillow, and even Facebook can be a good resource. But I think the best way to find deals is to get out there and go to local group meetups which feature all kinds of buyers, wholesalers, realtors, and such. Gives you access to all kinds of deals that people aren't even bothering to put out there.

We've bought occupied houses, and usually an addendum suffices, with just a page that states how much their rent is, who to send payments to, who to contact, and of course, a term with the dates. Hope that helps!
