You've also probably heard that wholesaling is basically like being an agent without the license.  In some states it's illegal and they do crack down on it.  From what I understand, most states do not enforce it.  Or they view it as being legal.  Some feel that it's not a big enough problem to address, yet.

At any rate, there are many wholesalers in your area that are doing a great job.  There are some that give wholesalers a bad name by misleading the seller or walking away from a deal.  

Regarding a buyer going around you.  In my opinion, that happens so rarely that you shouldn't concern yourself with it...………..Good luck.

If you are going to wholesale this deal, you have more obstacles.  Many agents will not allow the house to be assigned

Hopefully, it's a simple contract and easy to understand.  Go over it with the seller and answer any questions.

I'm not familiar with Florida.  However, in N.C., I simply send the closing attorney instructions on me receiving funds.

Kevin, I don't know where you are.  However, I never get the deed.  The closing attorney takes care of that.

Business cards not needed.  Website not needed.  You gotta market and get the phone to ring.

From my experience, there hasn't been any problems with that.

You can probably get them from your local REIA.

Samuel, from my experience.  A lot of State contracts that agents use already have a 'no assignment' clause built into it.  I doubt that many agents would be willing to allow you to insert one.  Sorry about that.  It's probably not what you wanted to hear.  However, I think that's the reality of it.  In you're just starting out.   It's probably better to deal with non-listed property owners.
